Access Statement for the Coach House (self catering cottage)
Introduction
The Coach House was converted from a former carriage and stable block, the original building dating back to the 18th or early 19th C. With the exception of a gallery bedroom all other rooms (entrance hall, lounge, master bedroom with en-suite shower room, bathroom/WC, bunk room and kitchen/dining room) are on the ground floor. The gallery bedroom (overlooking the lounge) is accessed by a flight of stairs from the lounge. This cottage has some facilities for visitors with limited mobility (low switches, high plugs etc) – if you require more information please don’t hesitate to contact us.

- We are in a remote location and bus services are very limited, the nearest bus stop is over a mile away.
- The nearest train station is in Buxton 11miles away. Accessible taxis would have to be booked in advance.
- We can arrange for shopping to be delivered, please advise us of your requirements.
Arrival and car parking facilities
- Cars can be unloaded approximately 1m from the front door.
- Parking is at the rear of the building 14m from the entrance.
- The entrance is from stone flags off a gravel courtyard.
Entrance Hall (3.5m x 1.6m)
The entrance has 1 step – 13cm high and the doorway width is 107cm with a 3cm threshold. The front door leads into an entrance hall with tiled surface and under floor heating. The Hall provides access to the lounge, bathroom/WC, bunk room and kitchen/dining room.
Lounge (5.75m x 4.60m)
- Door from hall into lounge is 83cm wide
- French windows 2.3m wide with centre opening 90cm wide
- The lounge is very spacious and has a tiled floor with a rug. It is furnished with a three seater sofa (2m long), a two seater sofa (1.75m long) both with arms and a high-back chair (seat 50cm from the floor). There is a large coffee table (120cm x 80cm), side table (45cm x 58cm) and small oak bookcase (40cm x 40cm x 76cm)
- TV, CD and DVD with remote controls.
- Heating: under floor heating and a wood burning stove (Biomass, 46cm x 72cm x80cm)
Gallery Bedroom (3.45m x 4.91m)
- Stairs (5m from the front door) lead to a gallery bedroom. Stairs are carpeted and open tread with hand rail leading to a well lit landing and gallery. Stairs are 80cm wide and there are 5 steps to a landing (88cm x 80cm) and a further 7 stairs 20cm high.

- King-size divan bed (5’0’’). Floor to top of mattress 52cm
- Bed is movable if more space is required to one side.
- Non feather duvets and pillows provided.
- Sheets, duvets and pillow cases are cotton.

- Hand basin has no pedestal. Height 85cm.

- The floor has modern tiles with under floor heating
- Dining area has a rectangular, extending, oak table 150cm x 90cm x 77cm high with 6 padded chairs (no arms).
- Kitchen worktop and sink are 90cm high with cupboards and drawers underneath. Wall units above with height of lowest shelf 142cm.
- The cooker hob is 91cm high and the lowest oven shelf is 35cm from the floor.
- The kitchen is evenly lit with spotlights above work surfaces providing good contrast between floor, cupboards and other surfaces.
- The kitchen has a large American-style fridge/freezer (90cmx180cm) with full height doors (freezer on the left, fridge on the right).
- A dishwasher has a pull out loading tray which is 30cm high and can be accessed from the side.
- The kitchen has a washer/dryer (front loading, centre of door 52cm from floor)
- The area is reasonably spacious with 1.1m between table and worktop and 1.7m between table and wall.

- Gravel courtyard with spectacular views looking south down the Manifold Valley.
