Access Statement for the Coach House (self catering cottage)

Introduction
The Coach House was converted from a former carriage and stable block, the original building dating back to the 18th or early 19thC. With the exception of a gallery bedroom all other rooms (entrance hall, lounge, master bedroom with en-suite shower room, bathroom/WC, bunk room and kitchen/dining room) are on the ground floor.  The gallery bedroom (overlooking the lounge) is accessed by a flight of stairs from the lounge.  This cottage has some facilities for visitors with limited mobility (low switches, high plugs etc) - if you require more information please don’t hesitate to contact us.

  • We are in a remote location and bus services are very limited, the nearest bus stop is over a mile away.
  • The nearest train station is in Buxton 11miles away.  Accessible taxis would have to be booked in advance.

Arrival & Car Parking Facilities

  • Cars can be unloaded approximately 1m from the front door.
  • Parking is at the rear of the building 14m from the entrance.
  • The entrance is from stone flags off a gravel courtyard.

Entrance (3.5m x 1.1m)

  • The entrance has 1 step - 13cm high and the doorway width is 106cm with a 2cm threshold. The front door leads into an entrance hall with terracotta tiled surface.  The Hall provides access to the lounge, bathroom/WC, bunk room and kitchen/dining room

Lounge (5.75m x 4.60m)
     *   Door from hall into lounge is 83cm wide
     *   French windows 2.3m wide
     *   The lounge is very spacious and has wall to wall carpeting. It is furnished
          with a three seater sofa (200cm long) and a two seater sofa (175cm long)
          both with arms. There is a large coffee table (120cm x 80cm) and side
          table (45cm x 58cm)  
     *   TV, CD and DVD with remote controls.

Gallery Bedroom (3.45m x 4.91m)

  • Stairs (5m from the front door) lead to a gallery bedroom. Stairs are carpeted and open tread with hand rail leading to a well lit landing and gallery. Stairs are 80cm wide and there are 5 steps to a landing (88cm x 80cm) and a further 7 stairs 20cm high.
  • Wall to wall carpeting
  • Metal framed double bed (4’6’’). Floor to top of mattress 57cm
  • Bed is movable if more space is required to one side.
  • Non feather duvets and pillows provided.
  • Sheets, duvets and pillow cases are cotton.
  • Small pine wardrobe 76cm wide 140cm high
  • Pine chest of drawers 74cm wide 80cm high
  • Emergency door to outside of building 61cm wide. Very high step to ground level (110cm)

 

Master Bedroom (3.32m x 3.43m) with en-suite shower room/toilet
     *   Ground floor with wall to wall carpeting

  • Door width is 69cm and leads from the lounge.
  • King size double divan (5’0”). Floor to top of mattresses 62cm.
  • Bed is movable if more space is required to one side.
  • Non feather duvets and pillows provided.
  • Sheets, duvets and pillow cases are cotton.
  • Pine wardrobe 71cm wide 186cm high
  • Pine chest of drawers 81cm wide 63cm high
  • Door to shower room 64cm wide
  • Modern contemporary shower room with white and chrome suite consisting of 90cm corner shower cubicle (step 19cm). Corner WC, seat height 40cm. Hand basin has no pedestal, height 83cm.

Bathroom & W C (2.2m x 1.83m)

  • Ground floor with access from entrance hall, door width  72cm
  • Modern contemporary fully tiled bathroom with white suite consisting of WC, bath with shower over and glass screen, hand basin.
  • Bath height 56cm.  Space between wall and bath is 110cm.

     *   Hand basin has no pedestal. Height 85cm.

  • Well lit (halogen lights) with mirror and shaving light. Shaver point 180cm from floor

Bunk Room (2.80m x 2.40m)
     *   Ground floor with wall to wall carpeting

  • Access is from entrance hall, door width is 80cm
  • Pine bunks (3’0’’). Floor to top of lower mattress 51cm, floor to top of upper mattress 140cm.  Cot
  • Small pine wardrobe 61m wide 121cm high
  • Two pine drawers under lower bunk

Kitchen/Dining Room (3.34m x 4.86m)

  • The floor is of terracotta tiles.
  • Dining area has a circular pine table 111cm diameter and 78cm high with 4 padded pine chairs (no arms). There are also two pine stool with circular tops 30cm diameter x 53cm high.
  • Kitchen worktop and sink are 91cm high with cupboards and drawers underneath.  Wall units above with height of lowest shelf 145cm.
  • The cooker hob is 91cm high and the oven door is side hung (height of lowest shelf is 17cm.
  • The kitchen is evenly lit with spotlights above work surfaces providing good contrast between floor, cupboards and other surfaces.
  • The kitchen has a fridge (highest shelf 50 cm, lowest shelf 31cm) and a separate small chest freezer (top 80cm from floor).
  • A dishwasher has a pull out loading tray which is 39 cm high and can be accessed from the side.
  • The kitchen has a washer/dryer (front loading, centre of door 47cm from floor)
  • The area is spacious with at least 125cm between all furniture and worktops.
  • Pull out worktop – 85cm high x 52cm wide.

Grounds

  • Gravel courtyard with spectacular views looking south down the Manifold Valley.
  •  Garden furniture, barbeques, planted troughs and hanging baskets.
  • Two small grassed paddocks
