warm welcome to the spectacular scenery of the Manifold Valley, Dovedale and the luxurious self catering cottages of Swainsley Farm.
We are located in an elevated position looking south down the beautiful Manifold River which flows through spectacular crags and wooded valleys before joining the Dove several miles downstream. Guests staying at Swainsley Farm self catering cottages have amazing panoramic views of the Peak District National Park in all directions with wonderful walking straight from the door!
The idyllic and private location of our self catering cottages is along a tree lined drive leading from the quiet lane between Butterton and Hulme End. Swainsley Farm is sheltered by the majestic limestone dome of Ecton Hill which was part of Chatsworth and the Duke of Devonshire’s holdings. It is an area of outstanding natural beauty with lush tranquil dales and wild romantic highlands. In the 19th century Swainsley Farm became part of Sir Thomas Wardle’s estate and had many distinguished visitors including Mark Twain. Today, we are a smallholding of 12 ½ acres with three self catering cottages in an area rich in birds, wildlife and flowers.
Great care has been taken to convert traditional 18th century farm buildings into three high quality self catering cottages. With beamed ceilings and many original features they provide the homely comforts of a bygone age with modern essentials such as well equipped kitchens and bathrooms. Each is spacious with coordinated furnishings, ideal for a holiday at any time of year.
Externally, the self catering cottages have some of the finest views in the Derbyshire Dales, Staffordshire Moorlands and Peak District National Park. Visitors can relax and enjoy this stunning scenery from a sunny courtyard and paddock which has garden furniture, picnic tables and barbecues.
The area is steeped in history there are many National Trust properties, great houses and magnificent gardens. Some of the best cycling in the Peak District is available on the Manifold Trail running below Swainsley (also suitable for wheelchair users and mums with push chairs). Riding, trekking and fishing are all available locally, while the more adventurous can try their hand at rock climbing, caving, sailing, canoeing and hang gliding. There are a number of golf courses nearby. Visitors to our self catering cottages can take part in an endless number of activities or they may simply choose to relax and unwind in this wonderful, peaceful setting. If you want to pamper yourself we can arrange for holistic and beauty therapists for that extra special treat.
We are surrounded by some of the prettiest villages in England, with fine pubs, shops and restaurants. The ancient market towns of Buxton, Bakewell, Ashbourne and Leek are within 10 or 12 miles. All have regular markets, good shops, cafes and antique centres. There are many family attractions close by including Alton Towers, Matlock Bath and Chatsworth. The Potteries has the factory shops of Wedgwood, Royal Doulton, Spode and others.
The international sporting and concert venues of Manchester, Sheffield, Derby and Stoke-on-Trent are easily assessable for a great day out.
Our three self catering cottages sleep from 2 to 6 people and can be booked individually or in any combination to take up to 13 people. Come and try out our perfect romantic hideaway!
Swainsley Farm has three 5 star self catering cottages sleeping from 2 to 6 people which can be booked individually or in any combination to take up to 13 people.
The Coach House is the largest self catering cottage with three bedrooms accommodating 6 people.
The Haybarn is a self catering cottage with two bedrooms sleeping up to 5 people.
The Old Byre a self catering cottage with one bedroom is the perfect, romantic retreat for a couple.
Externally the self catering cottages have some of the finest views in the Peak District National Park. A courtyard and paddock equipped with garden furniture and barbecues overlooks the Manifold Valley where you can unwind and enjoy this fantastic scenery.
Short breaksEach self catering cottage is double glazed and centrally heated making them ideal for a holiday at any time of year. We are happy to take short breaks of 2,3 and 4 nights in winter, spring and autumn. During the summer short breaks are available on a last minute basis. Please enquire for further details.
Larger GroupsFor larger groups wanting to book two or three self catering cottages please note that the Coach House has a very spacious lounge where a larger group can socialise together. The Haybarn has a very sizeable kitchen/dining area where a larger group can eat together
Facing south with amazing views of the Manifold Valley, the Old Byre is a farm cottage ideal for a couple wanting
comfort, peace and quiet. It’s been converted to the highest standards from a barn dating back to the
18th century and combines every modern comfort with beamed ceilings and many original features.
The Old Byre is surely one of the cosiest and most romantic farm cottages in the Peak District.
A farm cottage with "views to die for"
Downstairs there is an open-plan sitting room, dining room and kitchen with terracotta floors and attractive rugs. The farm cottage is equipped with an auto washing machine/dryer, dishwasher, microwave, oven, hob, fridge and full range of cooking and dining ware. A flight of open tread stairs leads to a galleried landing off of which is a lovely double bedroom with "views to die for" (the opinion of one of our visitors). Also leading from the landing is a bathroom with bath/overbath shower, WC and towel rail.
Immediately outside this delightful farm cottage is a secluded courtyard with unrestricted views of the valley.
Originally a barn and corn store dating back to the 18th century, the Haybarn has been converted into superb family farm holiday cottage accommodation. Constructed of local limestone, with gritstone dressing to doors and windows, the interior has beamed ceilings and a wealth of original features. All rooms have been carefully furnished and decorated to extremely high standards; the kitchen is equipped with fridge/freezer, auto washing machine/dryer, cooker, dishwasher and microwave and full range of cooking and dining ware. Look out of the French windows and marvel at the stunning views!
Farm holiday cottage with a view!From the kitchen a door leads to a separate lounge; a lovely, comfortable room equipped with TV, CD, DVD and which also has magnificent views. There is a flight of open tread stairs from the kitchen to a landing which overlooks the courtyard. The landing provides access to a modem bathroom with bath/over bath shower, WC and towel rail. Also off the landing is a spectacular double bedroom with vaulted ceiling and exposed roof trusses.
A separate, second bedroom has twin beds (which can be made into a king -size double by arrangement). This farm holiday cottage will easily accommodate two couples but the quirky layout (second bedroom leading off the master bedroom) means that it’s ideal for families, especially those with small children. The second bedroom contains a Z-bed for one extra person.

Built of local limestone, and facing directly onto a courtyard with spectacular views, this superb, detached farm holiday cottage is popular with honeymooners and families. Converted from a coach house and stables this is our largest farm holiday cottage accommodating from 2 to 6 people in comfort and luxury while retaining many original features.
From the entrance hall, walk into a magnificent lounge with vaulted ceiling, timber trusses and exposed woodwork. French windows have incredible views of the high hills surrounding Swainsley Farm.
Romantic gallery bedroom in this farm holiday cottageA flight of open tread stairs leads to a romantic, galleried, double bedroom overlooking the lounge. On the ground floor a second bedroom has twin beds (which can be made into a king size double by arrangement). The modem bathroom is fully equipped with a bath/over bath shower, WC and towel rail.
In a smaller bedroom there are bunk-beds suitable for adults or children. In keeping with a traditional farm holiday cottage, the farm house style kitchen has a vaulted ceiling with lots of exposed woodwork and is equipped with: auto washing machine/dryer, dishwasher, fridge, freezer, cooker, microwave and fill range of cooking and dining ware.
This farm holiday cottage is very spacious and, with the exception of the gallery bedroom, all rooms are on the ground floor (making it suitable for visitors with limited mobility and those who use a wheelchair).
