Introduction

The Haybarn is part of a barn conversion, the original building dating back to the 18th or early 19thC. The cottage has a lounge and separate dining-room / kitchen on the ground floor with stairs to a landing. The landing leads to a master bedroom and bathroom / WC.   • The nearest train station is in Buxton 11miles away. Accessible taxis would have to be booked in advance.

Arrival and car parking facilities

Cars can be unloaded approximately 1m from the front door.
Parking is at the rear of the building 5m from the entrance.
The entrance is from stone flags off a gravel driveway.

Entrance

The entrance has 1 step (12cm high) and the doorway width is 73cm with a 3cm threshold. The entrance leads into the kitchen / dining room.

Kitchen/Dining Room (5m x 7m)

  • The floor is of terracotta tiles with mats in the doorways.
  • The dining area has a rectangular oak table, 90cm x 1500cm x79cm high with 6 padded oak chairs (no arms).
  • Kitchen worktop and sink are 91cm high with cupboards and drawers underneath.
  • The cooker hob is 91cm high and the lowest shelf in the oven is 34cm from the floor.
  • The kitchen is evenly lit with wall lights and spotlights above work surfaces providing good contrast between floor, cupboards and other surfaces.
  • The kitchen has a separate fridge and freezer (highest shelf 65cm, lowest shelf 32cm in both).
  • A built-in dishwasher has a pull out loading tray which is 17cm high and can be accessed from the side.
  • The kitchen has a washer/dryer (front loading, centre of door 46cm from floor).
  • The downstairs area is very spacious with at least 1.7m between the table and worktops.
  • French windows are 2.1m wide with a centre opening 0.83m wide.

Lounge (3m x 6m)

  • Door between kitchen and lounge is 78cm wide.
  • The lounge has wall to wall carpeting and is furnished with a three seater sofa (2.1m long), a two seater sofa (1.5m long) – both with arms and a small, single, swivel chair, also with arms There is a nest (of 3) side tables.
  • TV, CD and DVD with remote controls.
  • Heating: two electric radiators.

Stairs and Landing (1.78m by 2.75m)

Bottom of stairs is 6m from the front door. Stairs are carpeted and open tread with hand rail leading to a well lit landing. Stairs are 78cm wide and there are 11 steps 20cm high.

Master Bedroom (2.6m x 5m)

  • King-size double bed (5’0”). Floor to top of mattress 64cm.

  • Small pine wardrobe 62cm wide x 120cm high.
  • Pine chest of drawers 87cm wide x 78cm high.
  • Emergency door (88cm wide) and stone steps to outside of building, 12 steps x 90cm wide and 18cm high.

Bathroom & WC

  • Door width is 80cm and leads from the landing.
  • Modern contemporary fully tiled bathroom with white suite consisting of a WC, bath with shower over and glass screen, hand basin.
